Last chance at the Pavilions, as KWB and GVA welcome JustSayPlease

Birmingham property consultants KWB and GVA have completed the latest of two deals in two months at The Pavilions, Solihull to the UK’s leading online comparison specialist for mobile phones.

Fast growing web company JustSayPlease has taken a lease with a commitment to purchase the 2,200 sq ft unit at 2 The Pavilions on Cranmore Drive having relocated with its sister web company The Adhere Creative from Birmingham’s Jewellery Quarter and Digbeth respectively.

The move sees Solihull’s premier courtyard office scheme being one step closer to full occupancy, with 10 out of the 12 contemporary self-contained, two-storey office units now either sold or let.

It follows the sale of Unit 5 to South West News Services (SWNS), the UK’s largest independent news agency.

The last remaining two office buildings extend to 2,323 sq ft and 3,164 sq ft, and are designed to the highest specification achieving a BREEAM rating of ‘very good.’

They represent an excellent opportunity for pension investors, explained KWB’s Mark Robinson: “The Pavilions is one of only two courtyard office schemes available for SIPP (self-invested personal pension) purchase in the Solihull area.

“Being close to Junction 4 and ideally located for local amenities in Solihull and Shirley, these offices are particularly suited to professional owner occupiers looking for small office space with a big office specification.

“This latest deal is testament to its accessibility and high quality, flexible specification as one of the best out-of-town office locations in the Midlands.”

The Pavilions made an immediate first impression on founder and director of JustSayPlease and The Adhere Creative Bobbie Bhogal.

He said: “The Pavilions was always our preferred first choice.  We employ 25 people and the open plan environment is perfectly designed to suit our business.  The privacy of location and good parking particularly impressed us, and the superb quality office space reflects that of our business.”

GVA’s Adrian Griffith added: “As well as the remaining buildings, we are also marketing a cleared site of 1.83 acres which has consent for a second phase of the scheme comprising 12 courtyard office buildings. Alternative complementary uses could also be considered here, such as a doctor’s surgery, subject to planning.”
